This Privacy & Cookie Policy explains how we collect, use, and protect your information when you interact with our website, services, and communications. By using our website or providing your information, you consent to this policy.

1. Information We Collect

We may collect the following types of information when you interact with our website or services:

Personal Information You Provide:

• Mailing address
• Message or inquiry details
• Pre-qualification information, if you choose to complete a pre-qualification form (for example, income, rental and eviction history, and criminal-conviction questions)

Automatically Collected Information:

• Device and browser details
• IP address and approximate location
• Website usage and page interactions
• Cookies and similar technologies (see Section 4)

Mobile Information and Communications:

• Your mobile phone number and a record of your text-message consent (when and how you gave it)
• The content and delivery details of text messages we exchange with you
• What you type in our chat assistant, and recordings and transcripts of calls with our leasing team (see Sections 6 and 7)

We do not knowingly collect data from children under 18. Apart from the pre-qualification questions you choose to answer, we do not ask for sensitive personal information such as Social Security numbers or payment card numbers; please do not share it in chat, forms, or calls (see Section 7).

4. Cookies & Tracking Technologies

Our website uses cookies and similar technologies to improve functionality and personalize your experience. They help us:

• Keep the website secure and functional
• Measure traffic and visitor behavior (e.g., Google Analytics, loaded through Google Tag Manager), and understand how people use our pages, including through session recordings and heatmaps from Microsoft Clarity
• Provide relevant advertising and measure its results via platforms like Google and Facebook (Meta)
• Connect your visit to your inquiry: we set a first-party visitor identifier (kept for up to 90 days), and when you open a form or booking tool the page address (which may include that identifier) is passed into it. We may also keep a record linking that identifier to your approximate location, device details, and the advertising click identifiers and campaign parameters in the page address, for up to 90 days

Our forms, booking tools, and chat are provided by GoHighLevel (LeadConnector) and run inside our pages.

To measure whether our advertising leads to inquiries, we may send advertising platforms (such as Google and Meta) information about your inquiry and how it progresses (for example, that you requested a tour or applied), together with ad-click identifiers and your IP address and browser details. Your email address, phone number, and name are sent only in hashed (scrambled) form, never in readable form. We do not send them your text-message content or your text-message consent records.

Your privacy choices. Use the "Your privacy choices" link on any page of our site (or in the notice at the bottom of the page) to turn advertising and analytics cookies off. When you do, we stop loading our advertising and analytics tools for your visits, we stop setting our visitor identifier, and we do not send your inquiry to advertising platforms to measure our ads. Your choice is saved in a cookie on your device for 12 months. We also honor the Global Privacy Control signal: if your browser or device sends it, we treat it as a request to turn those cookies off, without any further action from you. Cookies that are needed to run the site, and our forms, booking tools, and chat, keep working. You can also make this request by emailing [email protected].

You can also disable cookies through your browser settings, and manage advertising preferences in your Google and Meta account ad settings. Please note that some site features may not function properly without cookies.

5. SMS/Text Messaging Opt-In

If you choose to opt in to text communications, we may send messages related to:

• Leasing updates or inquiries, eligibility, availability, and pricing information
• Tour confirmations, appointment reminders, and next steps
• Maintenance and service notifications
• Resident updates and community information

If you separately choose to receive marketing messages, we may also send special offers, discounts, leasing incentives, and community event updates.

Text messaging consent is collected through separate, optional, unchecked checkboxes and is not a condition of renting or any purchase.

Service providers, such as our messaging platform and mobile carriers, may process mobile information only as needed to deliver the messages.

6. Email and Phone Communications

Email. We use your email address to respond to your inquiry, send tour and application information, and, where you have agreed, send marketing or promotional emails. Marketing emails include an unsubscribe link, and you can also write to [email protected] to opt out.

Phone. If you submit a form with your phone number, we may call you about your inquiry. To ask us not to call, tell the caller, call (817) 663-1121, or email [email protected].

Call recording. Calls with our leasing team may be recorded and transcribed for quality, training, and record-keeping. Transcripts may be analyzed with artificial intelligence tools provided by our service providers to evaluate and improve our service. If you do not want to be recorded, tell the caller and we will end the recording where we are able to.

7. Automated Assistants (AI Chat)

We may use an automated chat assistant on our website, powered by artificial intelligence, to answer questions and help with inquiries. Conversations may be recorded, transcribed, and stored, and the content is processed by service providers that operate the assistant and our communication tools.

Please do not enter sensitive information in chat or on calls, such as Social Security numbers, bank or payment card numbers, passwords, or health information. If you do, it may be stored with the rest of the conversation. You can ask for a person at any time.

8. Data Retention & Security

• We keep information for as long as we need it for the purposes above or as the law requires, and visitor-tracking records are kept for up to 90 days.
• We implement reasonable security measures to protect your data, but no system can be guaranteed 100% secure.

9. Your Privacy Rights

Depending on your state, you may have the right to:

• Access, update, or delete your personal information
• Opt out of marketing or targeted advertising
